Your mission
We are seeking an experienced and entrepreneurial Head of Development & Asset Management (m/f/d) based in our head office in Amstelveen, to lead our expansion strategy while maximising the value of our existing portfolio. This is a strategic leadership role that source, evaluate and execute hotel growth opportunities, combined with asset management, capital planning, and relationship management to support the continued growth of Borealis across Europe.
The successful candidate will play a key role in identifying growth opportunities, managing strategic partnerships, and ensuring every hotel within the portfolio continues to improve in profitability and long-term value.
Your profile
What We're Looking For
- Extensive experience in hotel development, M&A, asset management, hospitality real estate, or hotel investment.
- Strong commercial and financial acumen with experience in underwriting and investment analysis.
- Excellent negotiation and relationship management skills.
- Proven experience managing complex stakeholder relationships.
- Deep understanding of hotel operations, leases, franchise agreements, and capital investment planning.
- Experience working across multiple European markets is highly desirable.
- Fluent in English; additional European languages are an advantage.
Job requirements
Key Responsibilities
Development
- Source, evaluate, and execute hotel growth opportunities across priority markets.
- Build and maintain relationships with hotel owners, investors, brokers, and advisors.
- Lead financial underwriting, commercial negotiations, and due diligence.
- Identify opportunities for branded, independent, and conversion hotels.
- Support portfolio growth and strategic partnerships that create scale.
Asset Management
- Maximise the operational and financial performance of the existing hotel portfolio.
- Develop and manage asset business plans to improve EBITDA and long-term asset value.
- Optimise lease agreements, franchise agreements, and owner relationships.
- Oversee capital expenditure planning, FF&E reserve strategies, and renovation programmes.
- Evaluate branding opportunities and repositioning strategies where appropriate.
Strategic Partnerships
- Strengthen relationships with international hotel brands, landlords, investors, and operating partners.
- Develop partnerships that generate growth opportunities and enhance Borealis' market position.
- Explore innovative operating models and extended-stay opportunities.
Leadership
- Work closely with the executive leadership team to shape the company's long-term growth strategy.
- Lead cross-functional project teams during integrations, and major asset initiatives.
- Provide strategic recommendations based on market analysis and investment performance.
